What types of properties do you source?
We specialize in off-market, distressed, and discounted properties—including fixer-uppers, rentals with tenants, inherited homes, and pre-foreclosures.
How do I get access to your deals?
Join our buyer list! We’ll send you properties via email or text the moment they’re available. Most deals are first come, first served.
How are your deals structured?
We typically assign contracts. You’ll receive a clear breakdown of the asking price, estimated ARV, rehab scope, and comps so you can make a fast, informed decision.
Do I need to be a cash buyer?
Yes. Most of our deals require fast closes, so we work with buyers who use cash, private money, or hard money lenders.
Can I inspect the property before making an offer?
Absolutely. We’ll provide access instructions and coordinate a walk-through time. We just ask that you move quickly—good deals go fast.
What markets do you operate in?
We primarily focus on Davis County, Salt Lake County, and Utah County, but we’re expanding and often find deals across the Wasatch Front.
What happens after I say “yes” to a deal?
You’ll sign an assignment agreement and send a small earnest money deposit to our title company. We’ll coordinate everything else through to closing.
How do I know these are good deals?
We only send out deals that we’d buy ourselves. We run comps, calculate rehab costs, and include estimated ARVs—but we always encourage buyers to do their own due diligence.
Can I bring a JV or partner to fund the deal?
Sure! As long as you’re clear with us up front and can close within our timeline, we’re happy to work with your team or funder.
